Our complimentary Property Finder service is designed to help proceedable buyers source off-market properties in North Devon that are not be available through the open market. It is available to buyers who have nothing to sell, are cash buyers, or are already sale agreed.
There is no cost to using the service, a fee is only payable should you go on to purchase a property introduced by us through the Property Finder service.
The ‘Full Property Finder Service’ is FREE to use and includes:
– Up to 5 free ‘Off Market’ Search Campaigns
– Our Advanced Negotiation service
– Sale Progression Service through to exchange and completion
This service is FREE to use! We only charge a fee if and when you actually buy one of the ‘Off Market’ properties we have found for you using our Property Finder service and/or when you exchange contracts on a property using our Advanced Negotiation service.
We don’t ask for any fees upfront or any ‘retainer’ which is commonly charged as a non-refundable upfront fee.
If you buy an off-market property sourced by us and use our negotiation service, our fee is 25% inclusive of VAT of any saving achieved, payable on exchange of contracts. If no saving is secured, only our Property Finder Only fee shown below will apply. One fee or the other is payable, never both.
If you buy an ‘Off Market’ property sourced by us but don’t use our ‘Advanced Negotiation’ service we only charge 1% plus VAT of the purchase price (subject to a minimum £5000.00 + VAT) as a Finders Fee at the point of exchange of contracts.
If you find a property elsewhere and want us to act as your Advanced Negotiator, our fee is 25% inclusive of VAT of any saving we secure for you, payable on exchange of contracts. If we do not achieve a saving, there is no fee to pay. Any saving is measured against the asking price, guide price, or an agreed target purchase price set in advance.
In all cases sales progression and support is included for free.
